Most property buyers start their search online. They look at photos, check the location on a map, compare prices and then call two or three people. If your business has no website, or one that looks old and has no phone number in sight, those calls go to someone else. So what is the real real estate website development cost, and what should you get for the money?
The answer depends on who you are. A broker in Lucknow, a builder launching a project in Noida and a start-up running a property portal in Patna need very different websites, and the price follows.
This guide gives you our real 2026 starting prices for each kind of real estate website, the features that bring in enquiries, the RERA rules your website has to follow, and what you pay each year after launch. It also covers property portals and how to get a quote you can compare. CodeBase Coders has built property websites for clients in Lucknow, Patna and Delhi NCR, and you can see that work below.
At a Glance
- Single project page: ₹8,000, for one project or one ad campaign.
- Broker or agent website: ₹12,000 – ₹20,000, with a property list you update yourself.

- RERA: project pages should show the RERA registration number and the RERA website address.
- Every year after launch: roughly ₹10,000 to ₹15,000 for a domain, hosting and two email accounts at normal renewal prices.
Real Estate Website Development Cost: Price List
These are CodeBase Coders' starting prices in 2026 for design and development. Domain, hosting and email are paid separately.
| Type of website | Starting price | Usual time to build | Best for |
|---|---|---|---|
| Single project page | ₹8,000 | 1 to 2 weeks | One launch or ad campaign |
| Broker or agent website | ₹12,000 – ₹20,000 | 1 to 3 weeks | Agents, advisers and small agencies |
| Builder or developer website | ₹12,000 – ₹20,000 | 1 to 3 weeks | Builders with one or more projects |
| Property portal | ₹50,000 – ₹1,50,000 | 6 to 12 weeks | Many listings from many sellers |

A builder with many projects, a fully custom design, a 3D walkthrough or a large portal costs more than these starting prices. We price that work on a written scope, so you see exactly what you are paying for. You can also try the cost calculator or see our packages.
Which Type of Real Estate Website You Need
Single project page
One page for one project: photos, location, price range, configuration, amenities, RERA details and an enquiry form. It is the cheapest option and works well as the landing page for Google or Facebook ads during a launch.
Broker or agent website
A website that presents you as the local expert: the areas you cover, the properties you have, the services you offer (buying, selling, renting, home loans, legal checks) and your contact details everywhere. You add and remove properties yourself from an admin panel. If you have only a few dozen listings at a time, this is usually enough. Our website development service covers this.
Builder or developer website
A company site with a page for each project: floor plans, specifications, construction progress photos, location advantages, price lists or "price on request", RERA details and a booking or site visit form. Completed projects build trust, so they belong on the site too. Builders often want a design that matches their brochures, which is where our website design services come in.
Property portal
When many owners, brokers or builders list properties on your site, it becomes a web application. Sellers need logins, listings need your approval before they go live, and buyers need search by area, budget and property type. These take longer and cost more because they hold real business rules. See web application development.
Features That Bring In Buyer Enquiries
A property website exists to make the phone ring. These features matter most:
- Call and WhatsApp on every listing. Most buyers browse on phones and want to ask a quick question, not fill in a long form.
- A short enquiry form that asks for name, phone, budget and area, and sends the lead to you straight away.
- Search and filters by area, budget, property type and bedrooms, once you have more than a handful of listings.
- Real photos and a map. An embedded Google map shows the exact location, and Google says "Maps Embed usage is available at no charge."
- Buyer tools such as an EMI calculator, a stamp duty and registry calculator with your state's rates, or a land unit converter. Buyers come back to these and remember your name.
- Area guides. A page about each locality you cover, with schools, connectivity and price trends you can stand behind, helps people who search by area.
- Hindi as well as English, if many of your buyers prefer Hindi.
- Fast pages. Property photos are heavy, so they should be compressed and loaded only when needed, or the site feels slow on mobile data.

RERA Rules Your Website Must Follow
The Real Estate (Regulation and Development) Act, 2016, usually called RERA, applies to websites as well as hoardings and brochures. Its definition of "advertisement" covers anything issued as an advertisement "through any medium". Here is what that means for your site. This is general information, not legal advice, so check your state RERA's rules too.
- Builders: Section 11(2) says the promoter's advertisement or prospectus "shall mention prominently the website address of the Authority" and include the project's registration number. Put both on every project page, close to the project name.
- Brokers and agents: Section 9 requires real estate agents to register with the state RERA before they help sell units in registered projects, and Section 10 says they must not promote projects that are not registered. So do not list projects that should be registered but are not, and it is good practice to show your agent registration number on the site.
- Accuracy: prices, sizes, amenities and possession dates on your site must match what you actually offer. Update pages when anything changes.
Each state has its own RERA authority and website, such as UP RERA for Noida, Greater Noida and Lucknow, and Bihar RERA for Patna. Some states add their own format rules for advertisements, so ask your RERA consultant what applies to you. A good developer will build a RERA field into every project page so it is never forgotten.
What Makes the Price Go Up
- Number of projects or listings. Ten project pages that share one layout cost less than ten unique designs.
- Custom design. A design made to match your brand and brochures costs more than adapting a ready layout.
- Content. If you supply photos, floor plans and text, the price stays lower. Photography, renders and writing are extra work.
- Search and filters. Useful once you have many listings, but they add development time.
- Logins. Seller accounts, buyer accounts and an approval process move you from a website to a portal.
- Tools and integrations. Calculators, 3D tours, CRM, WhatsApp or portal feeds each add work.
- Languages. A full Hindi version is extra, but can bring in buyers who search in Hindi.

What You Pay Every Year After Launch
The build is a one-time cost. Running the website has a small yearly cost. Here are example prices we checked on 3 November 2026 from two popular providers in India. Check whether tax is added at checkout.
| Item | Example price |
|---|---|
| .in domain | ₹899 a year (Hostinger) |
| Web hosting | Premium plan renews at ₹449 a month (Hostinger) |
| Business email | ₹270 per user a month (Google Workspace Business Starter) |
With a .in domain, that hosting plan and two email accounts, the total is ₹899 + ₹5,388 + ₹6,480 = ₹12,767 a year at renewal prices. A portal with many photos and visitors may need bigger hosting, so ask your developer to size it.
Budget for maintenance too: updates, security fixes, backups and new project pages. And keep the domain, hosting and email in your own name, with your own login, so your website stays yours whatever happens.
Your Own Website vs Property Portals
Portals such as 99acres, MagicBricks and Housing.com bring a lot of buyers, and many brokers and builders use them. They are not a replacement for your own website, though:
| Property portal listing | Your own website | |
|---|---|---|
| Buyers who see it | Large audience from day one | Grows with your marketing and search |
| Next to competitors | Yes, on the same page | No, only your properties |
| Cost | Ongoing plan or per-listing fees | One-time build plus small yearly cost |
| Your brand and design | The portal's layout | Your own |
| When you stop paying | Listings go away | The site stays yours |
Many businesses do both: they list on portals to reach buyers, and send every ad, brochure and visiting card to their own website, where the buyer sees only them.
Real Estate Websites We Have Built
Here is what CodeBase Coders builds for real estate, with three real client projects.

A property platform in Lucknow
DSD Properties lists flats, houses, plots and shops across Lucknow, each with photos, a map, a verified seller to call or WhatsApp, and an EMI estimator. Buyers can also book document checks and look up LDA schemes and RERA-approved projects with their registration numbers. See the case study or our work for Lucknow businesses.

A bilingual property advisory site in Patna
PP Properties helps buyers in Patna with free tools: a Bihar registry charges calculator for stamp duty, registration and scanning fees, a kattha to square feet converter, and a checker for villages in the Patliputra township area. Every page has a Hindi version. See the case study or our work for Patna businesses.

Rental and co-living listings in Delhi NCR and beyond
Birdhouse offers PGs, hostels, flats and co-working spaces across Gurgaon, Delhi, Punjab and Jaipur. Renters browse by property type and request a call back with their location, property type and budget, and brokers can join a partner program. See the case study.

Connect Your Website to a CRM
Leads from your website, portals, ads and WhatsApp often end up in different places: one in email, one in a phone, one in a notebook. A real estate CRM puts them in one list, assigns each lead to a salesperson, reminds them to follow up and records every site visit. When the website sends enquiries straight into the CRM, nothing is lost.
You can start with a ready CRM or have one built for your process, such as site visit scheduling, booking amounts and broker commissions. See real estate CRM development, and our comparisons of a custom CRM vs HubSpot and a custom CRM vs Zoho.
How to Get a Fair Quote
Before you ask anyone for a price, write down:
- Whether you are a broker, a builder or a portal, and the cities you cover.
- How many projects or listings you will show, and who adds them.
- The features you need: search, calculators, Hindi pages, logins, CRM.
- Two or three property websites you like, and why.
- Your budget range and launch date, especially if a project launch is coming.
Send the same brief to everyone, and check that each quote lists pages, features, design revisions, timeline, maintenance, a RERA field on project pages, and who owns the code, design and accounts. Be careful of anyone who promises a top Google ranking in a fixed time. Nobody controls Google's results.
Conclusion
The real estate website development cost depends on what you sell and how. With our 2026 prices, a single project page starts at ₹8,000, a broker or builder website costs ₹12,000 – ₹20,000 to start, and a property portal ₹50,000 – ₹1,50,000. Add roughly ₹10,000 to ₹15,000 a year for the domain, hosting and email, plus maintenance.
Start with a website that makes it easy to call or WhatsApp you, show your RERA details clearly, and connect every enquiry to one place. If you want our price, contact us. We are based in Noida / Greater Noida, meet clients across Delhi NCR, and work online with property businesses in Lucknow, Patna and anywhere else.
Frequently Asked Questions
What is the real estate website development cost in India?
With CodeBase Coders, a single project page starts at ₹8,000, a broker or builder website at ₹12,000 – ₹20,000, and a property portal at ₹50,000 – ₹1,50,000. Bigger or custom sites are priced on a written scope.
How long does it take to build a real estate website?
Usually 1 to 2 weeks for a project page, 1 to 3 weeks for a broker or builder website, and 6 to 12 weeks for a portal, once we have your photos and project details.
Do I need to show my RERA number on my website?
For registered projects, Section 11(2) of the RERA Act requires the promoter's advertisements to include the registration number and the RERA website address, and the Act's definition of advertisement covers any medium. Registered agents usually show their own registration number as well. Check your state's rules with a RERA consultant.
Can I add and remove properties myself?
Yes. Our broker, builder and portal websites include an admin panel where you add listings, photos and prices without a developer.
Is a property portal listing enough, or do I need my own website?
Portals bring buyers quickly, but your listing sits next to competitors and goes away when you stop paying. Most businesses use both, and send their own marketing to their own website.
Can the website send leads to WhatsApp or a CRM?
Yes. Enquiries can go to your email, your WhatsApp and a CRM at the same time, so every lead is followed up.
How can CodeBase Coders help me build a real estate website?
Tell us whether you are a broker, a builder or running a portal, which cities you sell in and how you get leads today. We will suggest the smallest website that brings in enquiries, connect it to WhatsApp and your CRM, and give you a written scope and price before you pay anything. We have built property websites for clients in Lucknow, Patna and Delhi NCR. See our real estate software work.
